The next stage is to progress the Planning drawings into Detailed drawings.  These drawings will show construction materials, electrics, drainage, kitchen and bathroom layouts.  At this stage most projects will require the input of a Structural Engineer.  We can recommend engineers that we have a good working relationship with or we are happy to work with your preferred consultants.  If the project is for a larger extension/renovation or a new build house other consultants, for example a Mechanical and Electrical Engineer or Energy Consultant, will also be appointed at this stage. 

 

Once all information is complete we will submit a Building Warrant Application on your behalf to the Local Authority.  After around three weeks from submission Building Standards will issue a list of Technical Comments.  At this stage we will amend the drawings accordingly and resubmit our drawings along with any other consultants information.  The Warrant process usually takes around 8-10 weeks.  Works can only commence on site after the Warrant has been approved.
